Most attorneys who speak about lawsuit protection cite case study after case study in order to scare you into using them for your survival. They will give all the horror stories in their repertoire that can put fear inside of you, and unfortunately its not the fear of God.

Yes, someone can slip and fall at one of your properties.
Yes, a neighbor can be bitten by one of your tenants dogs.
Yes, you could have environmental contamination on your property that was unknown by you.
Yes, a new lawsuit is filed on average about every two seconds of every day of the year.

But you can be in so much fear about the what ifs that its easy to think of all the excuses why you shouldnt get into this business rather than focusing on the positive reasons why you should

However, the Scriptures say in II Timothy 1:7
God has not given us a spirit of fear, but of power and of love and of a sound mind.

Yes, there are risks in owning real estate, but if you set up appropriate entities and structures so that you dont actually own properties in your personal name, but through the appropriate use of corporations, limited liability companies (LLCs), family limited partnerships, land trusts, etc., you establish a shield between you and your liabilities. So we dont want to be responsible for putting that spirit of fear on you, but use wisdom in protecting yourself.

Take advantage of the legal systems that have been put in place by the laws of the land.
